HOA 2026 Fee Update:
Dear Maplewood West Homeowners,
We wanted to remind you that Texas Pride, our community trash and recycling provider, is now under new ownership.
Our old contract ended and a new one took effect in March 2025, with rates about $10 higher per home each month — roughly $120 more per year than budgeted per homeowner.
The Board chose to absorb this extra cost through the end of 2025. However, to stay financially balanced and maintain community services, we’ll need to adjust annual dues for 2026.
The 2026 Annual Dues:
$650 per homeowner.
Early Bird Discount:
Pay by Nov. 30, 2025 for $600.
In addition to the $10 per household (or $120 per year) increase, a new Energy Fee has been added to this year’s costs by Texas Pride. In previous years, no such fee existed. The total cost of trash service is now $6,500, plus an additional 5%.
To encourage early payments, we are offering a $50 Early Bird Discount—double last year’s $25 discount. This increased incentive is designed to help ensure timely payments and smooth processing for everyone.
We know any increase is never easy, and we appreciate your understanding as we work to keep Maplewood West a great place to live.

Maplewood West Civic Association
Deed Restricted Community with an active Home Owners’ Association - MWCA: a community located in Southwest Houston bordering just west of Meyerland, south of Brays Bayou, north of Fondren Southwest and East of Braeburn Valley.
